Small Villa's

Twenty-five so-called Small Villas are being realized in the new-build Nieuwveense Landen district in Meppel. The Small Villas are intended for one- or two-person households who want to live small(er) but do not want to compromise on living comfort and living environment. By offering these target groups a high-quality and smaller alternative, larger family homes become available and the flow in the housing market is promoted.

The Small Villas are divided into four clusters, each with a maximum of seven houses. Each cluster will have the appearance of a small-scale yard with a communal space in the inner area. The private gardens are naturally demarcated in the form of a hedge or permanent planting. 


As a result, the transition from private property to the green outdoor space is subtly designed and the experience of the landscape is optimal. The four yards are connected by a footpath. Each plot is approximately 220 m2 and has a parking space on site. There is also room for one parking space per house in the common area.


The Small Villa has two different typologies; one square and one with a rectangular shape. The square Small Villa has a monopitch roof, while the rectangular one has a saddle roof. The material will consist of wood and brick.


Herein, five different color combinations are made, so that variation is created in the common final image. Each combination appears about two to three times in the entire plan. The Small Villas are energy neutral and gasless.

The Small Villa is designed from an open floor plan. On the ground floor, each Small Villa has a spacious living room, dining room and kitchen. The first floor can be arranged as desired and is equipped with a bathroom, bedroom and a study or hobby room. In addition, the Small Villa is house adaptable to meet changing needs trough the course of one’s life; a stair lift can be installed at all times.


The floor area is approximately 100 m2. Every resident can now or in the future opt for additional options, such as a carport, storage room or door canopy. Flexibility is thus guaranteed and the uniform appearance is monitored.
